Real estate appraisers inspect properties and gather details that affect value, such as size, layout, condition, age, location, and special features. They study market data, compare similar properties, and use accepted methods to estimate a property’s worth. They prepare written reports that explain how they reached their conclusions. Appraisers may review maps, listings, sales records, and other documents. They also answer questions from clients, lenders, lawyers, government offices, or property owners. A typical day may begin with reviewing the schedule and the properties to be visited. The appraiser may travel to one or more sites, walk through buildings, take notes, and record measurements or visible features. After fieldwork, they spend time comparing recent sales and other market information, then organize their findings into a valuation report. They may also call clients, real estate agents, or other sources to clarify details. Some days are spent mostly in the office at a computer, while others involve more travel and property visits. Deadlines can be important, so the work often requires careful planning and accuracy.
